April Fools’ Day always makes me smile.
It’s a day full of jokes, surprises, and things that aren’t exactly what they seem.
And honestly?
That feels a little like the housing market right now. 😊
Because there are still plenty of things people believe about buying a home, getting a mortgage, or moving forward in real estate that simply aren’t true anymore.
Some of those ideas may have been true once. Some were never true at all.
And some have just taken on a life of their own.
So in the spirit of April Fools’ Day…
let’s clear a few things up.
Here are some of the biggest housing and mortgage myths I’m hearing right now — and what I’m actually seeing instead.
Myth #1: I should wait until rates are “perfect.”
This one stops a lot of people.
The truth is, most buyers don’t buy because rates are perfect.
They buy because the timing is right for their life.
I’ve experienced this personally.
The home I’m in now was right for our family — even though the interest rate at the time wasn’t what most people would call “ideal.”
And you know what? It didn’t need to be.
Because the home was right. The timing was right. And later, there was an opportunity to refinance.
That’s often how it works.
Waiting for the “perfect” rate can sometimes mean:
• more competition later
• rising home prices
• missing the right property
• losing momentum when you were actually ready
A workable rate with the right strategy can often beat a “perfect” rate that never quite arrives.
Myth #2: I need 20% down to buy a home.
Think again.
There are still many buyers purchasing with far less than 20% down.
In fact, lately we’ve helped buyers get into homes using:
• low down payment options (as little as 3%)
• down payment assistance
• grants — and most are forgivable (with no payments – true buying power!)
We’ve had clients recently close with grant money that allowed them to purchase a little nicer home than they thought possible.
There are more options than most people realize.
This myth keeps too many good buyers sitting on the sidelines when they may already be closer than they think.
Myth #3: The market isn’t active right now.
Think again.
From what I’m seeing — there is real momentum. Yay for the 2026 “shift!”
Realtors are busy.
Buyers are stepping back in.
Showings are happening.
And in the right price points… multiple offers are back.
No, it’s not 2021 all over again.
But 2026 has opened up in a very meaningful way. It’s so exciting!!! The market is so active!!
And if you’re waiting for a big flashing sign that says “now is the time,” you might miss the fact that the market is already movin’ and shakin’ again.
The good news?
There is a strategy to navigating this — and when everyone is aligned (buyer, agent, lender), you can compete confidently.
Myth #4: I’ll figure out financing after I find a home.
This is one of the biggest mistakes I see.
The buyers who win right now are ready before they ever walk into a home.
That means:
• pre-approved
• numbers reviewed
• payment comfort defined
• strategy in place
I’ve seen both sides of this.
When buyers are fully prepared, we can move quickly, confidently, and cleanly — and that makes a real difference in competitive situations.
And on the other side, I’ve been asked to step in and help when things start to fall apart because financing wasn’t fully understood upfront.

Strategy matters just as much as price. And that’s what I love about this business! Figuring out a winning strategy for each borrower every day!
Myth #6: All pre-approvals (and lenders) are the same.
They’re not.
And this matters more than people realize.
