“I didn’t think that was even possible.”
That’s one of the most common things I hear from homebuyers.
Just this past week, I spoke with a woman who called feeling overwhelmed. Her Realtor had mentioned buying before selling, and she immediately assumed that meant the answer was no. She didn’t know there were options — she just knew she felt stuck.
After one conversation, she wasn’t stuck anymore.
We walked through Plan A, Plan B, and Plan C — each thoughtful, realistic, and aligned with her comfort level. Nothing forced. Nothing rushed. Just clarity.
Another conversation. Another misconception.
Another call came from a buyer who was convinced he wouldn’t qualify. He was nearing retirement and assumed the timing had passed him by.
What he didn’t realize was that there were ways to structure his situation without changing his lifestyle — just his understanding.
Then there was the first-time buyer.
She believed having a down payment was her only path — until we uncovered several possibilities for “down payment assistance” she hadn’t been told about yet.
Different people.
Different stages of life.
Same outcome.
They weren’t out of options.
They just hadn’t been shown the stairs.
What I’ve learned after decades in the mortgage world is simple:
Most people don’t need pressure.
They need perspective.
There’s almost always more than one way forward.
Rarely is there only one solution. More often, there’s a next step… followed by another… and another.
Plan A.
Plan B.
Plan C.
Sometimes even Plan D.
And it all begins with a conversation.
