The Challenge Many Homeowners Are Facing Right Now

One of the biggest frustrations I’m seeing right now is this:

Families who feel ready for the next chapter … but feel stuck because they need the equity from their current home first.

And in many areas of today’s market — where inventory can still feel tight and desirable homes move quickly — contingent offers can sometimes feel less competitive to sellers.

That doesn’t mean they’re impossible.

But it does mean buyers often need a stronger strategy, careful planning, and the right team helping them navigate the process. 💛

Maybe they’ve outgrown the house.
Need more space.
Want a different layout.
Need a home office.
Want a better location.
Or simply feel ready for a new chapter.

But then the questions start:

  • “How do we buy before we sell?”
  • “What if we miss the perfect home?”
  • “What if we can’t qualify with both payments?”
  • “Do we have to sell first and move twice?”

And honestly?

This is where strategy matters more than ever.

 

The Good News? You May Have More Options Than You Think.

One of the biggest misconceptions I hear is:

“We have to sell our house first.”

And while that can sometimes be the best route…

It’s definitely not the only option.

It’s simply putting together a smart game plan before the house hunt even begins.

Some are becoming empty nesters and simplifying life.

Some want more land, a different city, or a shorter commute.

Some are relocating closer to grandchildren.

Some are simply ready for a fresh start.
