Why I'm Excited About the Second Half of 2026 💛
As we turn the calendar to July and begin the second half of 2026, I've found myself reflecting on the past six months.
And honestly?
I'm grateful.
Not because the market is perfect. Not because interest rates are where everyone hopes they'll eventually be. But because there is something I haven't felt quite like this in a while.
Momentum.
There's an energy in the market that's exciting to watch. You can feel it!
More buyers are stepping back into the market.
More families are making plans.
More conversations are turning into action.
And there's a renewed sense of optimism that reminds me why I love what I do.
There Is Opportunity
Just this past week, I watched a cabin in the mountains receive six offers.
Six.
In another transaction, escalation clauses were back in play.
Those are things we haven't seen consistently for quite some time.
Does that mean every neighborhood is the same?
Of course not.
Every market has its own story.
But what it does tell me is this: People are moving forward. Life hasn't stopped. Families are still getting married. Children are still being born. Jobs are changing. People are relocating. Empty nesters are beginning new chapters.
Dreams haven't disappeared.
They're simply moving again.
The Right Time Isn't Always a Perfect Market
One of the biggest lessons I've learned after nearly four decades in this business is that very few people buy a home because the market is perfect.
They buy because life happens.
The right home becomes available. A family needs more space. A new job creates a new opportunity. Grandchildren arrive. A growing family needs another bedroom. Someone decides it's finally time to stop renting and start building equity.
Life doesn't wait for perfect conditions.
And neither do many of the best opportunities.
Opportunity Looks Different in Every Market
While interest rates may not be where everyone hopes they'll eventually be, they also haven't stopped people from buying homes, building wealth, and moving into the next chapter of their lives.
That's something worth remembering.
Because after all these years, I've learned a simple truth: Opportunity doesn't disappear. It simply looks different in every market.
- Sometimes opportunity comes with historically low interest rates.
- Sometimes it comes with more homes to choose from.
- Sometimes it comes through creative financing.
- Sometimes it comes because you've found the house.
The opportunity simply changes.
The dream doesn't. 😊
Momentum Creates Momentum
There's something contagious about hope.
When buyers see homes selling ... They begin looking again.
When they hear friends just bought a home ... They begin asking questions.
When confidence returns ... Momentum grows.
And honestly?
I love seeing it! 😊
I love watching families move forward with confidence!
I love seeing Realtors excited again!
I love watching builders build!
And I love seeing homeownership remain one of the greatest ways families create stability, memories, and long-term wealth!
Final Thought
As we welcome July and the second half of 2026, my heart is simply full of gratitude.
Grateful for the momentum. Grateful for the optimism. Grateful for the buyers who are choosing to move forward instead of waiting for the "perfect" market.
Because here's what I know: People will always need places to live. Families will always grow. Dreams will always evolve.
