What We’re Seeing Work Right Now — From the Front Lines
I have a chocolate chip cookie recipe I’m a little famous for.
It’s not fancy.
It’s not complicated.
But when you follow it exactly… it turns out DELICIOUS 🍪every time.
Because it’s not about luck.
It’s about the right ingredients, the right amount of mixing (this is key), and knowing exactly how it all comes together.
And believe it or not…
that’s exactly what I’m seeing (again) in today’s housing market –
Because things are picking up.
Realtors are busy.
Buyers are stepping back in.
And in many areas…
multiple offers are happening again.
Not everywhere. Not on every home.
But enough that it matters.
And what’s becoming very clear is this:
The buyers who are winning right now aren’t guessing.
They’re prepared.
They’re positioned.
And they’re following a strategy (a recipe) that works.
Because in this market, hope is not a strategy — structure is.
Why Multiple Offers Are Back in 2026
Even with rate movement and global headlines creating short-term uncertainty…
What we’re seeing day-to-day tells a clear story:
• Showings are up
• Inventory remains tight in key price points
• Serious buyers are stepping forward
• Well-priced homes are moving quickly
And when demand meets limited supply…
Competition follows.
Which is why so many buyers — and agents — are asking:
“What actually works right now?”
Here’s what we’re seeing with the winning offers we get to participate in.
Ingredient #1: Experience Matters More Than Ever
Experience isn’t a “nice to have” in this market — it’s the difference between winning and missing out.
Because when multiple offers hit, decisions are being made fast.
And the teams who understand how to structure, communicate, and move with confidence are the ones getting to the closing table.
We’ve been through this kind of market before.
We’ve seen what works — and what doesn’t.
In a multiple-offer situation, there isn’t time to learn. There’s only time to execute.
Ingredient #2: Strengthen the Offer Without Inflating the Price
One of the biggest misconceptions right now is that the highest price always wins.
It doesn’t.
Winning is about knowing where to apply pressure — and where not to.
Because:
• Price affects appraisal
• Structure affects the seller’s net
And those are not the same thing.
We’re seeing buyers win by:
• Keeping offers clean and simple
• Avoiding unnecessary price escalation (and in some instances, an escalation clause could make the difference, but not always)
• Increasing what the seller actually walks away with
One recent example:
A buyer contributed $3,000 toward the seller’s closing costs — instead of increasing the purchase price. Genius!
That put more money in the seller’s pocket without creating appraisal risk.
That’s strategy.
The strongest offer isn’t always the highest — it’s the one that makes the most sense to the seller.
Ingredient #3: Speed Wins — And Yes, It Matters
Speed doesn’t just help — it wins deals.
We are closing in as little as 8 calendar days (the minimum the government allows).
That’s not typical.
That’s intentional. It allows us to compete against cash offers.
Because we’re structured, prepared, and moving before the offer is even written.
And here’s what that does:
It gives the seller something they value just as much as price — certainty.
When a seller knows they can close quickly, cleanly, and without delays… your offer rises to the top.
That’s how financed offers compete with — and often beat — cash.
Ingredient #4: Tight Timelines Create Confidence
Most offers create multiple timelines the seller has to track:
• Due diligence
• Financing
• Appraisal
That creates wait times and uncertainty.
We simplify it.
By tightening timelines and aligning key approvals early, we can move critical milestones up — sometimes within just a few days, or we love to put the financing and appraisal deadlines in with the due diligence deadline. One deadline. Faster. This has been a key to winning the offer in many instances!
• Fewer moving parts
• Faster clarity for the seller
• Earlier commitment in the process
And importantly — confidence on the buyer side. The buyer is still protected so very well, because we’re doing the work upfront and cementing in the approvals quickly, before earnest money becomes non-refundable.
Less confusion. More confidence. Stronger offers.
Ingredient #5: Non-Refundable Earnest Money (Used Wisely)
We’re seeing this come back again — just like in 2021.
Even smaller amounts can make a meaningful difference.
For example – we just saw an offer approved out of 8 multiple offers with a $2,000 earnest money deposit going non-refundable upon acceptance.
It sends a strong message: “I’m serious. I’m committed.”
Of course, this should always be used thoughtfully and with guidance.
Used correctly, this isn’t risky — it’s strategic.
Ingredient #6: Solve for the Seller
The best offers don’t just focus on numbers — they solve problems.
What does the seller actually need?
• A quick close?
• A rent-back?
• Less complexity?
• More certainty?
When you understand that…
You can structure an offer that feels easy to accept.
Because many times: The winning offer isn’t the highest — it’s the easiest one to say yes to.
Ingredient #7: A Pre-Approval That Actually Means Something
This one matters more than most buyers realize.
We are still seeing situations in the industry where buyers get under contract — and then things start to unravel because the financing wasn’t fully reviewed upfront.
In fact, I’ve recently been asked to step in and help “save” transactions like this many times.
That’s stressful for everyone:
• The seller loses confidence
• The agent loses momentum
• And the buyer risks losing the home
Which is why a true pre-approval is critical.
Not a quick online form.
Not a surface-level review.
A real pre-approval means:
• Income has been reviewed
• Credit has been analyzed
• Assets have been verified
• The structure has been thought through
So when an offer is submitted, it’s solid from the start. That’s key in this market.
And all parties really deserve that.
Things have been vetted.
Things have been structured.
This transaction is going to close.
In a multiple-offer situation, certainty is currency — and strong pre-approval is what gives buyers the edge.
Ingredient #8: Everyone Has to Be Aligned
Winning takes more than one strong piece — it takes a strong team.
• Buyer
• Agent
• Lender
All communicating.
All moving quickly.
All aligned on strategy. All collaborating.
When that happens, everything feels smoother — and stronger — to the seller and all involved.
Why shouldn’t the parties all try and work together? It’s absolute key!
Ingredient #9: Stay in the Game (Backup Offers Matter)
Not every win happens on the first offer.
We’ve had a number of buyers secure homes by being in backup position.
Because deals fall apart.
Situations change.
Opportunities reopen.
And when you’re already positioned…
You’re next.
Staying in the game creates opportunities many buyers never see.
Ingredient #10: Be Ready Before You Write the Offer
The buyers who win are ready before the right home even hits.
They’re not scrambling.
They’re not reacting.
They’re prepared.
They know:
• Their numbers
• Their comfort zone
• Their strategy
So when the opportunity shows up…
they move.
And in a multiple-offer situation, timing matters just as much as structure.
Because the truth is:
The best homes don’t wait.
That doesn’t mean rushing.
It means being ready.
Because in this market, opportunity favors the prepared — not the reactive.
The Bottom Line
If you’ve ever followed a great recipe…
you know the outcome isn’t random.
It’s intentional.
Winning in today’s market is no different.
There is a way to do this.
There is a strategy that works.
And you don’t have to figure it out on your own.
Because in this market…
You don’t win by accident.
You don’t win by guessing.
And you don’t win by waiting.
You win by being prepared, positioned, and ready to act.
