Murray, Utah Home Loans: Central Salt Lake County Guide

Murray, Utah home loans come with a wrinkle that almost no other city in the valley hands a buyer. Two homes inside the same city limits, a few minutes apart, can sit in two different school districts, which means two different taxing entities set part of your escrow payment. That is not a boundary quirk on a map. It is a line item in the monthly number you are about to commit to.

Murray also runs its own electric utility, has three light rail stations plus a commuter rail stop inside a city of roughly 50,000 people, and contains a redevelopment district built around transit where a large share of the housing is attached rather than detached. Each of those facts changes something practical about financing a home here.

Our office sits at 2150 South 1300 East in Salt Lake City, about ten minutes north of Murray, and the Sharla Ellis Team writes loans across Salt Lake County. Below we walk through the 2026 loan limits that apply, the two-district situation and what it does to your escrow, the district reorganization conversation happening on the east side of the valley right now, what Murray City Power means at closing, how condo and townhome financing works in the Fireclay area, and how Utah's residential exemption fits into all of it.

Where Murray Sits in Salt Lake County

Murray occupies the middle of Salt Lake County, straddling State Street between Salt Lake City to the north and Midvale and Sandy to the south, with Taylorsville and West Valley City to the west and Holladay and Cottonwood Heights on the bench to the east. The American Community Survey five year estimates covering 2020 through 2024 put the city's population at 50,188.

The single largest thing in Murray is a hospital campus. Intermountain Medical Center at 5121 South Cottonwood Street opened in October 2007 on a hundred acre site and is the largest hospital in Utah, with 504 beds and a workforce the system describes as more than 6,000 caregivers. A meaningful share of the buyers we talk to in Murray work there or at one of the medical offices that clustered around it, and that matters to a loan file in a specific way. Shift differentials, on call pay and overtime are common in that workforce, and how a lender counts variable income is not uniform. Bring us the pay stubs early rather than late.

The other structural advantage here is transit. The Utah Transit Authority operates three TRAX stations inside Murray, and all three are served by both the Blue Line and the Red Line: Fashion Place West at 222 West Winchester Street, Murray Central at 5144 South Cottonwood Street, and Murray North at 71 West Fireclay Avenue. FrontRunner commuter rail also stops at Murray Central, at 140 West Vine Street. For a city this size, that is an unusual concentration, and it is the reason so much of the newer housing stock here is attached and built close to the tracks.

The 2026 Loan Limits Behind Murray, Utah Home Loans

Murray is entirely within Salt Lake County, so Salt Lake County figures apply, and the two headline numbers are not the same.

The 2026 conforming loan limit for a one unit home in Salt Lake County is 832,750 dollars, published by the Federal Housing Finance Agency. The 2026 FHA limit for a one unit home in Salt Lake County is 637,100 dollars, published separately by HUD. Two agencies, two methods, roughly 195,650 dollars apart, and not interchangeable. If someone has told you a single number is "the limit" in Murray, ask which program they meant.

Both of those figures apply to the loan amount rather than to the purchase price. That distinction does real work. A larger down payment can pull a file back under a ceiling the sale price alone would clear, so a home priced above the FHA figure is not automatically outside FHA financing. It is the amount you are financing that has to fit.

Worth noting for anyone shopping across the county line: these are the same conforming and FHA numbers that apply in Holladay, Millcreek, West Jordan and everywhere else in Salt Lake County. If your search extends south into Utah County, the FHA ceiling drops and the conforming limit does not, which is a separate conversation.

One City, Two School Districts

This is the part of a Murray purchase we most want you to read carefully, because it is the thing buyers here get wrong most often, and it costs money rather than just causing confusion.

Murray runs its own school district. Murray City School District was established in 1906, describes itself as the only city based school district in Salt Lake County, and serves roughly 5,600 students across seven elementary schools, two junior high schools and one high school. Murray achieved that independence by annexing land to reach second class city status, and the district says it was the first city in Utah to change its classification for that purpose.

Here is the part that surprises people. Murray City School District does not cover all of Murray. Granite School District also serves territory inside the city limits. When Murray annexed land in 2003 that included Granite schools, the two districts agreed to leave the existing school boundaries where they were rather than redraw them to match the new city line. Cottonwood High School, at 5715 South 1300 East, carries a Murray address and is a Granite school. The city boundary and the district boundary are simply two different lines, and neither one moved to accommodate the other.

School districts in Utah levy property tax, and property tax is generally collected through your escrow account as part of the monthly payment. So the district your specific parcel falls into is one of the entities setting part of that number. Two Murray listings at the same price, in the same city, can carry different school district levies, and the difference shows up in escrow every month for as long as you own the home.

  • Do not read the district off the listing. A listing field is a data entry, not a determination. Verify the assignment with the district for the exact address.
  • Do not assume a Murray address means Murray City School District. Part of the city is Granite territory, and that has been settled policy since 2003.
  • Ask for the actual tax figure on the actual parcel. Not a neighborhood average, and not the figure from the house you looked at last weekend. Send us the parcel and we will build the escrow line from the county record for that property.

The Granite Reorganization Conversation and What It Means Here

There is an active effort on the east side of the valley to divide Granite School District, and if your Murray address turns out to be in Granite territory, it is worth knowing the conversation exists.

Residents and officials in Holladay, Millcreek, South Salt Lake and Emigration Canyon have been asking their city councils to fund a feasibility study on forming a separate district out of the eastern portion of Granite, with a stated goal of reaching the ballot in November 2026. Reporting on the effort has described a proposed new district of roughly 25 schools and about 15,000 students, with implementation phased over roughly three years if voters approved it. Murray is not one of the cities pursuing the study, and Murray City School District is not part of it.

We are not going to tell you your taxes are going up, and we are not going to tell you they are going down, because that would require knowing what boards that do not yet exist would decide. What we will tell you is the part that affects a decision you are making this month. If the parcel you are buying sits in the Granite portion of Murray, the school district line on your tax bill belongs to an entity whose structure is under public discussion. Treat the school portion of a long term payment projection as an estimate rather than a fixed input, and leave a little room in what you are comfortable spending. That is the same discipline we apply to insurance renewals and to any tax figure that can be reassessed.

Murray City Power and the Column Underwriting Does Not See

Murray owns and operates its own electric utility. Murray City Power was created in 1913, is a municipal electric utility rather than a regional investor owned one, and serves roughly 18,000 customers, about 82 percent of them residential. If you have lived anywhere else in the Salt Lake Valley, this is a genuine change in how you set up a house.

Two practical consequences. The first is administrative: when you close on a Murray home, you set up electric service through the city, and you should confirm at the closing table which utilities transfer and which ones you have to open yourself. This is a small thing that becomes an irritating thing when it is discovered on move in day.

The second is about how you should think about affordability. Utility costs are not part of the debt to income ratio a lender calculates, which means the pre approval number you receive is silent on them. That is a limitation of the calculation, not a statement that the money is not real. We would rather you build a household budget that includes the actual utility picture for a specific address than lean on a qualifying figure that was never designed to describe your cost of living. Our affordability walkthrough goes through how we separate what you can qualify for from what you actually want to spend.

Buying a Condo or Townhome in the Fireclay District

A large share of Murray's newer housing is attached, and much of it sits in one area. The city established the Fireclay redevelopment area in 2005, running from State Street west to the Union Pacific tracks and from Big Cottonwood Creek south to 4500 South, roughly 99.5 acres organized around the north TRAX stop. Murray's own materials describe more than a thousand residential condominiums, apartments and live work units built there since, alongside office, retail and medical space, with Birkhill at Fireclay as the anchor mixed use community.

Attached housing finances differently from a detached home, and mixed use attached housing adds another layer. When the unit is a condominium, the lender underwrites the project as well as the borrower and the unit. That review looks at things you cannot see from a showing.

  • The commercial share of the project. FHA's condominium project approval process, on form HUD-9992, requires the commercial and nonresidential square footage to be measured against the project total and tested against a permitted percentage, with a narrow exception range that requires HUD to find both that the project keeps its residential character and that the residential and commercial portions are each financially independent of the other. In a district built specifically to put retail and offices under apartments, that is not a theoretical test.
  • Live work units. The same form has a separate standard for the nonresidential floor area inside a live work unit. Fireclay has live work product in it, so this can come up on a specific building.
  • Owner occupancy, reserves, delinquencies and litigation. Project level questions that have nothing to do with your credit or your down payment can still stop a loan on a particular building while the identical loan sails through two blocks away.
  • Townhome or condominium is a legal question, not a visual one. Two units that look the same from the street can be recorded differently, and the recording is what drives the underwriting path.

The order of operations here is what protects you. Tell us the building before you write the offer, not after the inspection. We would rather find out on a Tuesday that a project needs a different financing path than find out ten days before closing. If you are looking at attached housing as a rental rather than as a residence, our Salt Lake County investment property guide covers the down payment and reserve side.

Utah's Residential Exemption and Murray, Utah Home Loans

One statewide property tax rule affects a Murray payment more than most buyers expect, and it interacts directly with the condominium question above.

The Utah State Tax Commission describes an exemption of 45 percent of the fair market value of residential property, plus up to one acre of land. A qualifying primary residence is therefore taxed on 55 percent of its value rather than on all of it. For part year residential property, the standard is use as a primary residence for 183 or more consecutive calendar days in the calendar year. The exemption does not extend to property in transient residential use, and it specifically does not extend to condominiums used in a rental pool.

Read that last clause next to the Fireclay paragraph. A Murray condominium bought as a primary residence and the same condominium placed into a rental pool are not carrying the same annual tax bill, and the tax figure lands inside the escrow payment your debt to income ratio is measured against. A pre approval built on a primary residence tax assumption for a property that will not qualify is a pre approval that moves when it is tested. Tell us the intended occupancy at the start. Our pre approval checklist covers what else we verify up front.

What Murray Home Values Look Like

The American Community Survey five year estimates covering 2020 through 2024 put the median value of owner occupied homes in Murray at 507,500 dollars, against 525,700 dollars for Salt Lake County as a whole in the same release. Both figures carry a margin of error, and Murray's is the wider of the two because the sample is smaller.

Treat that as what it is. A five year survey estimate describes a period, not a list price, and it is not the number an appraiser will use or the number a seller will accept this month. What it is useful for is orientation: Murray sits modestly below the county median, which is consistent with a central location, an older detached housing stock along the State Street corridor, and a substantial supply of attached housing near transit. For a more current view of where prices are moving by submarket, our Salt Lake County home values guide is the companion piece, and our Cottonwood Heights guide covers the bench market immediately east.

Getting Started With Murray, Utah Home Loans

The sequence below reflects what actually moves the number in this specific city rather than a generic checklist.

  • Confirm the school district for the exact parcel. With the district, not with a listing field. It affects the tax line, and in Murray it genuinely varies within the city.
  • Pick the program before you fall in love with a price. The 2026 Salt Lake County conforming figure is 832,750 dollars and the FHA figure is 637,100 dollars, and they buy different amounts of house.
  • Identify attached housing early. If the address is a condominium, project review starts now, not after the offer is accepted.
  • Get the occupancy right on day one. Primary residence, second home and investment carry different down payment, reserve and property tax outcomes, and in Utah the exemption difference alone can move the escrow line.
  • Build the utility picture separately. Murray City Power is your provider here, and no qualifying ratio accounts for what you pay it.
  • Price the commute honestly. Three TRAX stations plus FrontRunner at Murray Central is a real financial variable for a two commuter household, and it belongs in the affordability conversation rather than in the nice to have column.

None of this makes Murray a difficult place to buy. It makes it a city where the generic Salt Lake County answer is sometimes the wrong answer for your specific parcel, and the buyers who get caught out are the ones who assumed the city line and every other line agreed.

Frequently Asked Questions About Murray, Utah Home Loans

What are the 2026 loan limits for Murray, Utah home loans?

Murray is in Salt Lake County, so Salt Lake County limits apply. The 2026 conforming limit for a one unit home is 832,750 dollars, published by the Federal Housing Finance Agency. The 2026 FHA limit for a one unit home is 637,100 dollars, published by HUD. Those are two separate figures set by two separate agencies and they are not interchangeable. Both apply to the loan amount rather than to the purchase price, so a larger down payment can bring a file back under a ceiling the sale price alone would clear.

Is every home in Murray in Murray City School District?

No. Murray City School District serves much of the city and describes itself as the only city based school district in Salt Lake County, with roughly 5,600 students across seven elementary schools, two junior high schools and one high school. Granite School District also serves territory inside Murray's city limits. When Murray annexed land in 2003 that included Granite schools, the districts agreed to keep existing school boundaries rather than redraw them to the city line. Cottonwood High School at 5715 South 1300 East has a Murray address and is a Granite school. Verify the assignment for your specific parcel with the district.

Does the school district change my monthly payment?

It can. School districts in Utah levy property tax, and property tax is generally collected through escrow as part of the monthly payment, so the district a parcel falls into is one of the entities setting part of that figure. Two Murray homes at the same price can carry different school district levies. This is why we build an escrow estimate from the county record for the specific parcel rather than from a neighborhood average.

Is Granite School District being split, and does that affect Murray?

There is an active effort by residents and officials in Holladay, Millcreek, South Salt Lake and Emigration Canyon to study forming a separate district out of eastern Granite, with a stated goal of reaching the ballot in November 2026. Reporting has described a proposed district of roughly 25 schools and about 15,000 students, phased in over roughly three years if approved. Murray is not one of the cities pursuing it, and Murray City School District is not involved. If your parcel sits in the Granite portion of Murray, no one can honestly tell you the tax direction yet, because the rates would be set by boards that do not exist. Plan the school portion of your payment as an estimate rather than a fixed figure.

Can I finance a condo in Murray's Fireclay district?

Often yes, but the answer belongs to the project rather than to the district. With a condominium the lender underwrites the project alongside you and the unit, and Fireclay was built as a mixed use transit area with retail, office and medical space woven into residential buildings. FHA's project approval process measures the commercial and nonresidential square footage against the project total and applies a permitted percentage, with a narrow exception range that requires HUD to find the project maintains its residential character and that the residential and commercial portions are each financially independent of the other. There is also a separate standard for live work units. Send us the building address before you write an offer and we will check where the project stands.

How does Utah's residential exemption apply to a Murray rental or second home?

The Utah State Tax Commission describes an exemption of 45 percent of the fair market value of residential property plus up to one acre, so a qualifying primary residence is taxed on 55 percent of value. For part year residential property the standard is use as a primary residence for 183 or more consecutive calendar days in the year. The exemption does not reach property in transient residential use, and it does not reach condominiums used in a rental pool. That last point matters in Murray because so much of the attached inventory near transit is condominium product. The resulting tax difference lands inside the escrow figure your debt to income ratio is measured against, so tell us the intended occupancy up front.
